You've driven past the apartment complexes. The storage facilities. The shopping centers. The medical buildings. The industrial properties.
And at some point you've wondered:
“Who actually owns these?”
And maybe the next thought was...
“How does someone like me get into that world?”
If you've spent time in residential real estate, you've probably watched competition increase while acquisition costs climbed and more investors chased many of the same opportunities.
Or maybe you're an entrepreneur or professional who's done well — but you know you want more than another paycheck. More ownership. More control. A bigger game.
Commercial real estate may have caught your attention...
But it can feel like there's an invisible door separating the people looking at commercial real estate from the people actually doing commercial real estate.
On Tuesday, Bob Foley is going to show you what he discovered about that door.
You'll discover the fundamental shift that changed the way Bob looked at real estate:
Commercial investors don't only buy value. They create it.
You'll see why commercial properties can be better understood as businesses wrapped in real estate — and why that changes the questions serious investors ask.
For years, Bob believed you had to spend decades building experience and credibility before commercial owners, brokers and other professionals would take you seriously.
Then he discovered something different. You don't always have to build credibility from zero.
Sometimes you can borrow it.
Bob will explain why this idea became one of the foundations of the acquisition model he uses today.
Underwriting. Financing. Contracts.
Due diligence. Acquisitions. Follow-up. Property management. Legal. Negotiation.
Most beginners look at that list and conclude: “I have to learn all of this before I'm ready.”
You don't. Bob will show you why experienced commercial operators rely on specialists — and why your job isn't necessarily to become the entire team.
It's to know how to operate with one.

Bob didn't grow up around developers or commercial investors.
He grew up on a farm in Texas.
At eighteen, he left home looking for something bigger and eventually found himself working in a hard-money lending office.
That's where he noticed something.
Every day investors called the office to fund another property.
Another deal. Another opportunity. And Bob was processing the paperwork.
Until one day he realized:
“I was standing on the wrong side of the phone.”
The people building ownership weren't sitting behind the desk. They were calling it. That realization started a journey that would eventually change the way Bob thought about money, ownership and real estate.
And one of his earliest mentors gave him a piece of advice he never forgot:
“Become one of the bills.”
Instead of spending your life continually chasing another check, think like an owner. Build assets. Build cash flow. Build something capable of producing value beyond today's work.
That lesson eventually led Bob into commercial real estate — and to another discovery:
The market rewards awareness.
Strategies have seasons.
Markets change.
And serious investors learn to recognize where opportunity is moving rather than remaining emotionally attached to yesterday's strategy.
On Tuesday, Bob will walk you through what happened next.
Most people interested in commercial real estate assume they need to learn everything first. Bob did too.
Until he asked a much better question:
“Who already has it built?”
Commercial real estate has always been a team sport. Experienced operators use underwriters. Lenders. Attorneys. Title companies. Inspectors. Environmental consultants. Property managers. Acquisition teams.
They don't succeed because one person magically knows everything. They succeed because the right specialists work together.
And that leads to the central idea Bob will unpack Tuesday:
You don't need to become an entire commercial acquisition company before you're allowed to participate in one. That single distinction can change how you approach commercial real estate.
You're a residential investor, wholesaler, flipper or landlord looking for a bigger game.
You're an entrepreneur or professional interested in building ownership and cash flow.
You've been studying commercial real estate but don't know how to make the jump from learning to operating.
You've wondered how you'd evaluate deals, build credibility, talk to owners or assemble the right team.
You're serious about learning what commercial acquisition actually looks like — and willing to do the work required.
You do NOT need to already be a commercial real estate expert.
But you should come ready to think differently about what it takes to become one.

There's an enormous difference between learning about commercial real estate...
And sitting across the table from people actually doing it. One gives you information.
The other gives you perspective, relationships and experience.
On Tuesday, Bob is going to show you what he wishes someone had shown him much earlier.
The door isn't reserved for somebody else.
You simply need to know how to walk through it.
